We’ve been in Real Estate for a long time. We’ve noticed that not all agents offer the same service, and often run into colleagues that seem to be working against themselves. We have taken note of the five things other agents do that bug us the most as we represent our buyers. We wanted to take time this April to make a commitment to our sellers that we will never make rookie mistakes like refusing to show a home or letting unauthorized people have access to a property. Check out the five worst things a list agent can say below, and take some time today to enjoy the new flowers!
“I Can’t Show The House At That Time.”
A successful agent will never turn down a showing due to personal scheduling conflicts.
If an agent has a home on the market, they need to make sure potential buyers are able to walk through the door. We hate when other agents don’t answer the phone or decline to show a property because they can’t make it. We vow never to leave our listing clients in the cold like that. We will accept every showing that is convenient for the client, even if it’s not convenient for us. With a fantastic team of agents that work together, we are able to cover each other and always have a trusted agent available.
“The Key Code is 1234, Have Your Client Lock Up.”
Agents should never give the keys or code to your home out to a potential or contracted buyer.
Listing a home can be stressful for a number of reasons, security should be the last thing keeping you up at night. It is common practice to allow other real estate agents to access your property via a lockbox or key code. Real estate agents are licensed, CORI checked individuals who are held to a high standard of ethics. In general, trusting another agent to show your home is safe practice, and we always know who is on the premises of our listings in the event something does happen.
Another story is allowing access to potential buyers or buyers under contract. We’ve heard of agents that give key codes out to buyers and we think this is inexcusable. A buyer should not have unaccompanied access to a home at any time during the transaction. On closing day, they can have their keys and come and go as they please, but before then, it is the seller’s home. We feel it is part of our duty to ensure the sanctity of your home for as long as you own it.
“I Don’t Know How the Loan is Going.”
We won’t fail to check up on the transaction. Once we have a buyer under contract for your home, it is important that we follow up with everyone involved in the transaction in order to make sure everything is on track. This includes working with the buyer’s agent, but also checking in with lawyers, finance offices and other people just to make sure everyone has everything they need. Too often, list agents get a contracted buyer and disappear. We will never do that to you. We are with you from the day we put the house on the market, to closing day and beyond.
“There Are Some Dishes in the Sink.”
We won’t leave your home in anything less than stellar condition. Your list agent will be in charge of making sure your home looks exactly like it did when you left it in their care. When we hold an open house, we make sure the house is clean and show-ready condition; even if you forget a dish in the sink, we will get it done. Our job is to make sure your home looks the best it possibly can for buyers that walk in the door. We’ve heard of list agents who leave small messes behind after open houses, but that’s not us!
“The Sellers are Selling Because XYZ”
We never share personal information without your consent.
Agents owe confidentiality to their clients. Some information is necessary for a buyer to know, but personal details are not. No one needs to know why you are selling your home except you and the people you want to tell. It has no bearing on whether your house is salable or marketable. You can trust us with the details of your home sale without worrying about the news spreading to anyone.
